The City of Fort Atkinson took another major step forward in its economic development plans today with the closing of 10.79 acres in the Klement Business Park to WI Development Partners, LLC. The transaction, brokered by Artisan Graham Real Estate’s Jeff Hoeye and Brandon Housley, marks the launch of a highly anticipated speculative industrial development aimed at attracting regional and national businesses.
Located on Lots 12 and 13 within the 76-acre Klement Business Park, the newly acquired site will soon be home to a flexible, state-of-the-art industrial facility offering space configurations from 6,000 to 86,400 square feet. Site planning, engineering, and building design will be finalized within the next 60–90 days, with construction scheduled to begin in early 2026.
“This project represents a major leap forward for Fort Atkinson,” said Jeff Hoeye, Managing Partner at Artisan Graham Real Estate. “Not only will it meet growing demand for quality industrial space in Jefferson County, but it also showcases the strength of collaboration between public and private sectors in Wisconsin.”
The project has quickly gained traction, with Artisan Graham’s marketing bolstered by the efforts of Deb Reinbold, president of Thrive Economic Development. Reinbold has seen a surge in inquiries and RFPs from companies exploring expansion opportunities in the region.
“Communities that can offer modern, flexible industrial space are the ones winning projects right now,” said Thrive Economic Development President Deb Reinbold. “This building answers a critical need in Jefferson County and positions us to compete more effectively for business attraction opportunities.”
The City of Fort Atkinson has played an active role throughout the process. City Manager Rebecca Houseman and Director of Neighborhood and Building Services Jed Draeger have been instrumental in aligning community goals with the developer’s vision, streamlining planning efforts to ensure readiness and responsiveness to the market.
“The City’s proactive and solutions-oriented approach has been critical in getting this project off the ground,” said Tyler Marks, Principal of WI Development Partners. “We’re excited to deliver a facility that meets both local and regional industrial needs.”
The property’s central location, just 32 miles from Madison, 68 miles from Milwaukee, and 98 miles from Chicago—makes it highly attractive for companies seeking access to major Midwestern markets without the congestion and costs of larger metros.
